Investment Property Mortgages in Durham & the GTA

Financing a rental property requires more than applying your home-purchase numbers to another property. Rental income treatment, carrying costs and portfolio obligations matter.

Review the property and your broader finances

An investment-property mortgage needs to fit both the property and your overall borrowing position. Wayne helps Ontario borrowers review proposed purchases and existing rental-property financing, including properties in Durham Region and the GTA.

Build a complete property budget

Consider the mortgage payment alongside property taxes, insurance, maintenance, vacancies and other expenses. Rental income is only part of the picture. Compare the cash-flow assumptions with a reserve for repairs and periods without a tenant.

Prepare the information a lender will need

The property type, proposed use, rental documentation and your existing obligations may affect the lender’s review. A multi-unit property can require a different approach from a single rental home. Wayne can identify the appropriate documents and lending route for the property you are considering.

Keep specialist advice in the plan

Discuss tax questions with your accountant and legal or tenancy matters with the appropriate professional. Wayne’s role is to help you understand and arrange the mortgage options. Use the enquiry form to begin a financing conversation without uploading tenant or financial records.

Why work with Wayne?

Mortgage qualification is about the whole file: income, liabilities, credit, property, documentation and lender policy. An underwriting perspective can help identify issues earlier and present the application clearly.

Mortgage approval is subject to lender qualification, property acceptance, verification and applicable conditions.

From your first rental to a multi-unit building

A rental property is more than a purchase price and expected rent. The number of units, whether you will live in one, your existing mortgages and the property expenses can all affect the financing approach. I bring an underwriting perspective to the review so you can see what needs to be documented before committing to a purchase.

Buying a 2–4 unit rental?

For a duplex, triplex or four-unit property, we can review your down payment, income and existing debts, rental-income documentation, and carrying costs. Lenders may use different methods to assess rent; the amount advertised in a listing is not automatically the income used to qualify.

Considering five or more units?

A larger rental building calls for a different review. We look at operating income and expenses, leases, property condition, your experience or property-management plan, and the financing program’s requirements. I can help organize the initial discussion with my brokerage and eligible lenders.

What I review before you apply

  • The property: price, number of units, location, condition, occupancy and closing date.
  • The rent: existing leases or supportable market rent, vacancy, and the lender’s approach to rental income.
  • Your position: income, credit, down-payment source, reserves, and mortgages or credit lines on properties you already own.
  • Carrying costs: mortgage payments, taxes, insurance, utilities, maintenance, condo fees if applicable, and property-management costs.

For example, a property advertised at $3,000 a month in rent does not necessarily add $3,000 a month to qualifying income or cash flow. We need to review the lender’s rental-income method and the property’s expenses separately.

What to have ready

Useful starting items may include proof of income and down payment, details of current mortgages, the property listing or purchase agreement, leases or rent information, and available tax, insurance and operating-expense statements. For a larger building, an operating statement and rent roll can help frame the discussion. The precise list depends on the property and lender.

Planning a rental purchase?

Whether the property is in Ajax, Pickering, Durham Region, Toronto or elsewhere in Ontario, tell me the price, expected rent, down payment and properties you already own. We can identify the qualification questions before you make your next move.

Frequently asked questions

How do lenders use rental income?

Methods vary by lender and property type. Some use an offset approach while others add a portion of rental income to qualifying income.

Can I use equity from another property for the down payment?

It may be possible, subject to qualification, available equity and the terms of the financing used to access it.

Do investment properties require different documentation?

Often yes. Leases, market-rent information, property expenses and documents for other owned properties may be required.
